1. Arrival / Check-In / Departure
Check-in is from 3:00 PM to 4:00 AM on the following day. Departure must take place by 11:00 AM on the day of departure at the latest. Overstaying the departure time by more than 30 minutes will result in the calculation of an additional night's stay. Other arrival and departure times can be individually agreed with the landlord. If the tenant does not appear by 12:00 AM on the day of arrival, the contract is considered terminated after a period of 48 hours without notification to the landlord. The landlord or their representative is then free to dispose of the property. A (partial) refund of the rent due to early departure is generally not granted.
2. Special Requests
Special requests and side agreements are generally possible. They require the written confirmation of the landlord.
3. Payment
The rental agreement becomes valid upon receipt of payment in the landlord's account. Non-payment is considered a withdrawal and entitles the landlord to re-rent the property. Additional costs for water and waste disposal are not charged. Energy costs are only charged if there is unusual consumption.
4. Withdrawal
You can withdraw from the contract at any time. The withdrawal must be made in writing. In the event of withdrawal from the day of booking up to 14 days before the start of the rental period, the guest will receive 100% of the total price. In the event of withdrawal less than 14 days before check-in, the full travel price must be paid. The date of receipt of your withdrawal notice is decisive. Amounts already paid will be credited. A substitute person who enters into your contract under the stated conditions can be provided by you after consultation.
5. Obligations of the Tenant
The tenant is obliged to treat the rented property (accommodation, inventory, and outdoor facilities) with care. If damage to the accommodation and/ or its inventory occurs during the rental period, the tenant is obliged to notify the landlord immediately. Any defects and damages noticed upon arrival must be reported to the landlord immediately; otherwise, the tenant is liable for these damages. A reasonable period must be allowed for the rectification of damages and defects. Claims arising from complaints that are not reported immediately on-site are excluded. Complaints that are only received at the end of the stay or after leaving the holiday home are also excluded from compensation. In the event of performance disruptions, the tenant is obliged to do everything within their legal obligation to help remedy the disruption and minimize any damage. On the day of departure, personal items must be removed by the tenant, household waste must be disposed of in the designated containers, and dishes must be cleaned and stored in the kitchen cabinets.
6. Access to the Apartment
The tenant will receive an individual access code and a key for access to the apartment. In case of loss of the key, the guest must pay 40 euros for the replacement. 7. Smoking / Pets Smoking or bringing pets into the apartment is prohibited. Non-compliance will result in a cleaning fee of 350 euros.
8. Commercial Use / Commercial Photo and Film Shoots
Commercial use, subletting of the apartment to third parties, and commercial photo or film shoots are prohibited.
9. Non-compliance with House Rules
The host reserves the right to terminate the contract without notice and without refund in the event of violations of the house rules and good manners (such as noise, unauthorized visits, and smoking in the apartment).
10. Liability
The description was created to the best of our knowledge. No liability is accepted for any influence on the rental property due to force majeure, local power and water outages, or weather conditions. Likewise, there is no liability for the occurrence of unforeseeable or unavoidable circumstances such as official orders, pandemics, sudden construction sites, or disturbances due to natural and local conditions. The landlord is happy to assist in resolving the problems (as far as possible). The landlord is not liable for the use of the provided play and sports equipment and equipment (such as toaster, charging station, kettle, stove). The tenant's arrival and departure are at their own responsibility and liability. The landlord is not liable for personal belongings in the event of theft, water damage, or fire. The tenant is fully liable for any willful destruction or damage.
11. Final Provisions
Photos and text on the website or in the flyer serve as a realistic description. A 100% match with the rental property cannot be guaranteed. The landlord reserves the right to make changes to the equipment (e.g. furniture), provided they are of equal value. Should one or more provisions of these terms and conditions be invalid or become invalid, this does not affect the validity of the remaining conditions. The invalid provision is to be replaced by a valid one that comes closest to the economic and legal intent of the contractual parties. German law applies. The place of jurisdiction and performance is the landlord's place of residence.
